Property Construction Booms in Marina Alta: Best First Quarter Since 2008
Figures recently released by the Official College of Technical Architecture of Alicante reveal a significant surge in new property construction across the Marina Alta and Marina Baja regions—particularly in popular towns like Calpe, Javea, and Denia.
According to the report, 53% more properties entered the early stages of construction in the first quarter of 2025 compared to the same period in 2024. In real terms, that’s 2,727 new builds registered in Alicante Province so far this year, up from 1,779 last year. These are the best first-quarter figures since 2008, reflecting strong demand and a growing confidence in the Costa Blanca property market.
Costa Blanca North Leads the Way in New Developments
The Marina Alta is currently outperforming other areas when it comes to new housing construction. In total, 417 new homes were started in the region in the first quarter of 2025—representing an increase of over 150% compared to the same period in 2024.
Key highlights include:
- Calpe: A leading area with 136 new construction sites launched since the beginning of 2025.
- Javea (Xàbia): Growing steadily, with 34 new sites in 2025, compared to just 18 in 2024.
- Denia: Also showing strong activity, adding to the appeal of the Marina Alta for property investors and second-home buyers.
This construction boom highlights the growing demand for modern villas and newly built properties in Marina Alta, especially among international clients seeking quality homes in prime coastal locations.
A Few Exceptions
While the majority of the region is thriving, three towns have seen a slight decline in new build activity this year: El Verger, Benitachell, and Teulada-Moraira. However, these areas remain highly sought-after and may simply be experiencing a temporary dip in planning or availability of land.
